Not every commercial building on Long Island belongs to a fund or a national landlord. Many belong to people: the owner of a Main Street building with apartments upstairs, a business that owns the office it works from, a family holding a small strip of stores. Realty Wealth Property Solutions, a commercial real estate firm in Huntington, was founded in 2025 for exactly those owners, under a tagline that says so plainly: "Commercial Real Estate for Real People."

What "Realty Wealth" means to a Long Island property owner

The firm, which also goes by RWPS, starts from the idea that Realty Wealth means different things to different people. On its home page it puts it this way: for an active investor it is about balancing acquiring, selling and managing a portfolio of commercial buildings; for a retail operator it means leasing and growing a small chain of stores; for a business professional it is making assets perform without pulling focus from clients and customers; and later in life, the income from real estate may be a key part of retirement, estate and succession planning.

Founder Ron Epstein describes RWPS as built for "the everyday property owner like you": successful, grounded investors who deserve the kind of seasoned, strategic guidance typically available only to funds and large firms. The firm represents buyers, sellers, tenants and landlords across Long Island and the New York metro area, working Nassau and Suffolk counties from its office at 775 Park Avenue in Huntington.

Commercial property management for owners who self-manage

The firm's commercial property management page opens with a question aimed at the small owner: "Is it Costing You Dollars to Save Dimes?" It is written for the owner trying to save money by self-managing, or running a growing business while an administrator watches over the buildings, and who is starting to suspect there are things that need attention. Whether you own a single asset or a small portfolio, owner-occupied or held as an investment, RWPS says it specializes in property management for owners like you.

The service covers the day-to-day work that eats an owner's time, including daily operations, vendor oversight, inspections, billing and collections, bookkeeping and budgeting, financial reporting, repairs and maintenance, capital improvements, life safety compliance, tenant relations, lease administration, and legal coordination and evictions. The firm's line for it: "You Take Care of Your Business. We'll Take Care of Your Building."

Property management is led by Louis D'Ambrosio, who brings more than 25 years of experience managing multifamily, retail and office properties and has managed more than 100 tenants across diverse commercial properties. His philosophy, in his own bio: take care of the property, take care of people, and returns will take care of themselves. Tevin Blake, who joined RWPS in 2026, is the firm's Property Operations Manager.

Brokerage, asset management and development consulting

Management is one of four service lines. The others cover the moments when Long Island owners usually pick up the phone, and the planning that should come before them:

  • Commercial real estate brokerage: selling, buying, and tenant and landlord representation for retail, office, industrial and mixed-use property, under the motto "Buy Right. Sell with Confidence. Build Wealth."
  • Commercial asset management, which treats your properties like a portfolio whose value is always moving, with the difference that, unlike a stock, you can influence a property's value with the right tools and advisors. The firm calls its approach Real Property Arbitrage™.
  • Commercial real estate consulting and development for "freshman and experienced developers alike," starting with market studies to confirm demand before the floor plans and parking lots, and guiding a project from concept through the certificate of occupancy.

Brokerage services are delivered in association with Realty Connect USA of Long Island, Inc., one of Long Island's largest real estate brokerage companies.

A record across Nassau and Suffolk

The firm publishes its Long Island commercial real estate record town by town. In Suffolk it includes Deer Park, East Islip, Nesconset, Riverhead, Ronkonkoma, Smithtown, St. James and West Babylon; in Nassau it includes Great Neck, Hicksville and Wantagh. At 66 West Main Street in East Islip, a Main Street corner building with two apartments over four commercial spaces, RWPS represented the seller and now handles management and leasing, and it does the same at 5018 Expressway Drive South in Ronkonkoma, a 13,700-square-foot office building within walking distance of the train station and Station Yards. Its closed deals include 277 Northern Blvd in Great Neck, a 28,800-square-foot office building that sold for $5,620,000. Every listing is on its properties page.

The building pictured above is 410 Motor Parkway in Hauppauge. In one of the firm's case studies, Hanover Bancorp, preparing to go public, needed a prominent, modern Suffolk County headquarters and hired the team to find it. The team shortlisted three or four buildings and guided the bank through negotiations for the brand-new, four-story office building, where Hanover celebrated the opening of its headquarters in May 2023. The firm tells the story in Helping Hanover Find Their Suite Spot.

More than 100 years of combined experience

According to the firm, its leadership team has more than 100 years of combined industry experience, has developed 2 million square feet of shopping centers, has completed more than 400 lease transactions across two continents, and has an estimated $330 million in sales and leasing transaction volume. Epstein brings four decades in commercial real estate, from leasing at Polimeni Realty to development in Poland, and joined Realty Connect in 2019 to launch its commercial division before founding RWPS. Philip Okun, who leads consulting, has been in the industry since 1978, when he co-founded Merrill Lynch Realty's Commercial Division. The firm's experience page has the full story, and its Chronicles tell how individual Long Island deals came together.

Check your Property IQ

The firm's free Property IQ check is the easiest place to start. It is ten questions, drawn at random from a pool of 16, and takes about five minutes. Your score out of 100 appears on screen when you finish, with no email address needed, and it is broken into four areas: Compliance & Risk, Income & Collections, Cost & Capital, and Time & Attention. The report prints the firm's comment on every answer and recommends one of its four services. It is a self-assessment, not an inspection, a lease review or a title search.

For owners who want to learn before they call, the firm's InfoHUB has a plain-English guide to understanding cap rates, written for every level. If you met the team at the Melville Chamber Business Expo, our earlier story on Realty Wealth covers that day.
