Station Yards has spent two years filling up with places to eat. It just landed a place to spend three hours on a Tuesday night. Island Greens, the indoor golf simulator club that began in Franklin Square, is coming to the Ronkonkoma development, and the company has already staked out its address: 9 Hawkins Avenue, Unit 3104, with an opening penciled in for 2027.

The listing is live on the Station Yards tenant directory, and Island Greens has put up its own page for the location, complete with a working phone line and email address, even though bookings are not open yet. For a business that is still more than a year from its first swing in Suffolk County, that is an unusually public head start.

From a basement to a second location

Island Greens describes its own origin plainly: two graduates of Chaminade High School who were playing simulator golf in a basement and decided the setup deserved a storefront. The result was the Franklin Square location at 740 Franklin Avenue, which the company now calls its legacy site.

The formula there is specific. Five fully private bays, each with a leather couch and a wall-mounted TV, running Uneekor launch monitors with access to more than 2,500 courses and practice ranges. You rent the bay by the hour rather than paying per person, up to six people can split it, and there are no guest fees. The doors are open from 5 in the morning to 11:45 at night, 365 days a year, holidays included.

That last detail is the tell for what kind of golfer this is built for. A bay you can book before work in January is a different product from a bar with a screen in it, and Island Greens has leaned into the difference.

What Ronkonkoma will get

The Station Yards build is not a copy of Franklin Square. It is a step up. The company says the new bays will run TrackMan, the launch monitor used on the professional tours, which reads more than 40 data points on every shot and carries a library of 550 courses. Each bay gets lounge seating and its own TV, and the plan adds something Franklin Square does not have: augmented reality darts alongside the golf.

The planned hours stretch even further, 5 a.m. to midnight, every day of the year. Members are slated to get autonomous access codes for the early window, letting them let themselves in between 5 a.m. and noon without a staffer on site. League play is planned for both the golf and the darts.

The company frames the goal as a private club feel without the private club gate: anyone can book, groups pay one bay rate, and the regulars get keys.

Why Station Yards keeps landing tenants like this

Station Yards is TRITEC's long rebuild of the blocks beside the Ronkonkoma LIRR station, and its retail strategy has been consistent: sign Long Island operators rather than national chains. The current directory reads like a local roll call, with Great South Bay Brewery, Toast Coffee + Kitchen, VESPA Italian Kitchen, Playa Bowls, Lucharitos, Cornucopia Natural Foods and The French Workshop, the Patchogue-born bakery that filed in August to pour wine with its croissants. A farmers market joins the mix on September 8.

The neighborhood around it is still mid-build. Suffolk County is marketing 48 adjacent acres to a new master developer, which means the hub Island Greens is joining in 2027 will look different again by the time the first tee time is booked.

The indoor golf wave is real

Island Greens will not be alone in the category. Simulator venues have been multiplying across the Island, including TruGolf Links, which is turning the old OTB parlor on Route 110 into five bays and a cocktail bar. The pitch underneath all of them is the same: Long Island has tens of thousands of golfers and a season that ends in November.

A simulator bay beside a train station, open before dawn and after dark, is a bet that plenty of those golfers would rather play Pebble Beach in a snowstorm than not play at all.
