The pink box has landed in Holbrook. Crumbl, the cookie chain whose weekly flavor rotation has turned dessert into an event, held its grand opening Friday at the Shops at SunVet, the open-air shopping center that is steadily replacing the Sun Vet Mall at the corner of Sunrise Highway and Veterans Memorial Highway.

The bakery sits in Suite 3-125 at 5801 Sunrise Highway, tucked into the row of shops between the center's anchors. It bakes from 8 in the morning until 10 at night Monday through Thursday, stays open until midnight on Friday and Saturday, and keeps the company's standing practice of closing on Sundays. App ordering, delivery and catering all run through Crumbl's own system, and the Holbrook shop is already live on the company's store map.

Why a cookie store is news

On its own, it might not be. But Crumbl is not really a cookie store so much as a subscription to novelty. The menu changes every Monday, six specialty flavors at a time, drawn from a catalog of more than 300, alongside the two constants, milk chocolate chip and pink sugar. The company has added a line of flavored sodas, and the whole operation is built around the app, where each week's drop is announced and ordered. For the crowd that follows it, a new Crumbl is less like a new deli and more like a new venue.

Until Friday, the nearest bakeries were a haul for most of the Sachem area. The chain's store map now shows Holbrook alongside Stony Brook, Massapequa, Merrick, Levittown and Port Washington on Long Island. This one puts the pink box on Sunrise Highway, at an intersection nearly everyone south of the Expressway passes in a given week.

The corner that keeps coming back

The real story is the ground under the store. For roughly half a century, that corner held the Sun Vet Mall, an enclosed shopping center that generations of Holbrook, Sayville and Bohemia families walked in every season and then, in its final years, mostly drove past. Regency Centers, the national shopping center owner that took over the property, won Town of Islip approval to rebuild it and started demolition in 2023.

The plan reshaped a 280,000 square foot enclosed mall into a 168,000 square foot open-air center: a Whole Foods Market as the anchor, two junior anchors, about 53,000 square feet of smaller shops, and six freestanding buildings along the road. Rather than flatten everything and start over, the design reused much of the existing structure, which is part of why the turnaround has been quick.

A year of openings

What makes this summer feel different is the pace. Whole Foods opened its 43,000 square foot Holbrook store on March 5, its sixth on Long Island and its first in this stretch of Suffolk. Shake Shack followed in April with its own storefront in Suite 220. Crumbl's opening on Friday makes it three names with national pull in six months, and the center's own directory now lists Nordstrom Rack, Ross Dress for Less, J.Crew Factory, Starbucks, Tony's Tacos, Club Champion, Aspen Dental, M Nail Bar, California Closets and Citibank as open and operating.

That is a remarkable roster for a property that sat as a dying mall not long ago. Enclosed malls have been shrinking everywhere on Long Island, and the usual second act is self-storage, apartments or a long vacancy. Holbrook got the rarer outcome: the same corner, doing the same job it has done for fifty years, with the walls turned inside out.

What is still to come

The buildout is not finished. The junior anchor spaces and several of the outparcel buildings are still in leasing or construction, which means the tenant list should keep growing through the rest of the year. The pattern so far suggests the remaining names will skew the same way: food, fitness and daily errands rather than department store racks.
