The Brookhaven Planning Board sits at three in the afternoon on Thursday, August 27, and works through seven applications. Read them one at a time and they are routine. Read them as a list and something else shows up: not one of the seven can be built as the code is written.
Hawkins Avenue, twice
Two of the seven are on the same Ronkonkoma street.
The first is at 329 Hawkins Avenue, at the northeast corner of Hawkins Avenue and Lakewood Road. It is a two-lot land division requiring variances, filed under the name Hawkins Avenue and Lakewood Road Land Division. This is not its first appearance. The same application was noticed for a Planning Board hearing on June 11 of this year and is back on the August calendar.
The second is a three-lot land division on Hawkins Avenue, north of Lakeview Road, and this one carries a detail the first does not. The three lots are proposed for three two-family dwellings.
Put the two together and one Ronkonkoma street is being asked to absorb five new lots, three of which would hold two households each. Nothing about that is unusual for Long Island in 2026, and nothing about it is improper to request. But it is the kind of change that arrives as two separate line items on one agenda and is therefore almost never seen whole by the people who live on the road.
Hawkins Avenue is also the corridor that runs into the Lake Ronkonkoma downtown area the state funded through the Downtown Revitalization Initiative. Two-family construction on the approach to a district built around walkability is a coherent planning idea. It is also a density change on a residential street, and those two descriptions are both true at once.
The rest of the calendar
The other five, in the order the town noticed them:
A minor site plan with variances at 135 Terryville Road, Port Jefferson Station.
A site plan with variances filed by 12 Frowein Road Investors LLC, on the south side of Frowein Road, 356.49 feet east of Gideon Boulevard, Center Moriches.
A site plan with variances and Board of Zoning Appeals special permits at 1155 Station Road, on the east side of Station Road, 1,598.25 feet north of Woodside Avenue, Bellport.
A site plan with variances filed by Paramount Development Group, on the east side of The Green, Shirley.
A two-lot land division at 1110 Waverly Avenue, Holtsville.
Seven for seven
Every item on that calendar carries the word variances. Two of them also need special permits. Not one application arrives as of right.
A variance is a legitimate instrument. Lots are irregular, corners are awkward, and a code written for a whole town cannot anticipate every parcel in it. A board that never granted relief would be a board that had stopped thinking.
But a calendar on which the exception is unanimous is telling you something about the rule. Either the code describes a Brookhaven that no longer exists, or the market has decided the code is a starting position rather than a limit. Both are worth a town knowing about itself, and neither gets discussed at a hearing about one parcel, because the hearing about one parcel is correctly confined to that parcel.
Further out
Two later items are already noticed and worth marking.
On September 17 at three in the afternoon, Elite Towers seeks approval to construct a 150-foot cellular communications tower at Country Farms, 200 Bellport Avenue, Medford.
On October 22 at three, the board takes up the site plan for The Shoppes at Triangle Park, at the northeast corner of Horseblock Road, County Road 16, and Woodmont Place, and the northwest side of Park Place, in Farmingville.
How to be heard
All of these are held in the Second Floor Auditorium at 1 Independence Hill, Farmingville, and streamed at brookhavenny.gov/meetings. The notices state that any persons interested shall be given the opportunity to be heard.
Site plans and land divisions are the quietest documents a town produces and the ones that decide what the place looks like in ten years. A zoning amendment gets a headline. Five new lots on Hawkins Avenue get a paragraph in a legal notice, and then they get built.
